Nice property but defo needs work
We were on the lookout for a house that needed renovation and came across this. There was a lot of interest in the property and we visited three times, taking a builder and a architect with us. It was up for around 220k.
It needed a full refurbishment, but we really liked the house and could see its potential, however the condition of the property was worrying. There were large cracks and visual structural damage and potentially some signs of subsidence.
We managed to speak to a structural engineer who had worked on houses on this road (which is peat) and he said underpinning would be recommended for this, strip footing is unlikely to work and it would be a risk to try. With this in mind we weighed up whether it would be better to demolish the house and start fresh and get the VAT discount on a new build.
We made an offer for 150k, but it was declined. It went to auction and was sold for £190k. It has recently come back on the market, and looking great after refurbishment, at £475k. I hope the structural issues we saw have been fully addressed during the refurbishment.
